“Having the building assessed is not required but will provide valuable information to the client concerning the condition and maintenance of the building components and systems,” says Molby. For example, two often overlooked areas—but vital to both customers and staff alike—are the parking lot and the HVAC system. “Asphalt is expensive and if there is an issue with the substrate below then it can be very costly to repair,” explains Molby. “The heating, cooling and ventilation systems are usually more advanced in commercial buildings and can be very expensive to repair or replace especially if annual maintenance has been neglected.”
